The Alternative to buying outright is Shared Ownership

This shared ownership concept was developed by the multi national corporations, when large companies started sharing their corporate jets.  By sharing their corporate jet with other companies they retained their executive image and substantially reduced their capital and running costs.

What is Fractional Ownership or Shared Ownership?

Fractional Ownerships allows people with similar interests to purchase the holiday home of their dreams for a much smaller financial outlay. A group of people purchase their own freehold property by splitting the normal purchase price between them. Shared home ownership could be a country house, a villa with a pool, an apartment or a townhouse on a golf course or in the mountains.

The fractional share concept is based around co-owners purchasing shares in a company, which in turn owns the property. This divides the ownership between a maximum of 12 owners, for a property which would otherwise have been sold outright. By creating a Fractional Freehold Ownership of four people, each person has a 25% share enabling them to enjoy the property for thirteen weeks each spread over the year.

The benefits of Fractional Ownership

Holiday industry surveys results show owners use their holiday properties between 4 and 12 weeks a year. So instead of leaving your property empty or renting it out commercially for the remaining weeks, with fractional home ownership you can use your share of the property knowing the other owners benefit in the same way. With a quarter share you exclusively own 13 weeks and are only responsible for the same proportion of the purchase price and annual maintenance.

Why we are moving to Shared Ownership

We have owned the apartment for three years and love everything about the apartment, the complex and Javea, which we have been renting to pay the mortgage. I am starting another business so it is now taking too much of my time to rent and organise. Therefore we decided to change to shared ownership so we can retain our share to use for holidays and split the running costs between the owners and pay off the mortgage.

With respect to sharers, we have had a few enquiries but no firm interest at present which could make you the first one. It is feasible to own more than one share and I have not divided the year into shares, as this should be done with the agreement of all the owners working as a community. My next task is to have a real push on more advertising to get the venture transitioned to shared ownership.

We have our own site for the apartment at Javea-Holiday.com which we use currently for rentals so you can see more photos, guest comments, location, travel arrangements etc. Also we have someone managing it for us in Spain and they can continue to do this on behalf of the owners.

The intention is to set up a limited company in Spain which will own the apartment and this gives maximum flexibility to sell shares in the company rather than change the property deeds if someone wants to sell their share in the future.

Regarding the sharing arrangements, I was keeping an open mind as my intent is to build a community of owners which would be better to do by agreement, than me trying to dictate the sharing arrangements. My thoughts would be to split the shares over an equal number of weeks apportioned through the year. This will depend on requirements as it is impossible for everyone to have the six week summer period so it would need to be adjusted to be fair. Your time adjustment is a good idea which I had not considered or it can be done by value.

The running costs averaged over the last three years are around £500 per month which are broken down between

Management costs of 3,000 per year for meeting and greeting, welcome packs, cleaning, laundry, contents insurance and maintenance costs.
These can be varied depending on the sharers preferences

Fixed costs of £2,800 per year for the local rates, rubbish, accountancy costs, Golden Beach community charges, electric, water, contents insurance

The first floor apartment overlooks the private grassed gardens with a swimming pool, children’s pool, palm trees and tropical bushes, which is superb for soaking up the sun or relaxing in the natural shade. Our balcony faces west so we get the sun in the evening which is the best time of the day as we watch it set over the hills.

There is a main bedroom with en-suite bathroom and shower, plus a separate shower room for the second bedroom. The spacious lounge/dining room and main bedroom both open onto the balcony which overlooks the pool. We have furnished the apartment to a high standard with all the essentials for a relaxing sun filled holiday in Javea, for superb value. There is air conditioning and heating in the lounge/dining room, with ceiling fans in the bedrooms. The apartment is on a secure complex with a lift for easy access and a basement parking space.

Javea and the Arenal

Javea is situated in the north of Alicante province and this popular resort is often referred to as the jewel in the crown of the Costa Blanca and it is easy to see why. Javea has a relaxing and typically Spanish atmosphere with many contrasting features from the historic old town to the port and beach areas with their variety of restaurants and bars. The Blue Flag sandy Arenal beach has children’s climbing frames, volleyball nets and gently shelves into the sea which makes it ideal for children of all ages. As the bars and restaurants overlook the beach it allows parents to take time out to relax and keep an eye on the children playing on the sand.

The fascinating historic town centre has largely been preserved over the centuries. White houses are adorned with wrought-iron grilles and Gothic-style windows as you explore the labyrinth of streets and diminutive plazas.
The old fishing port is full of character and together with the marina is one of the main tourist areas of the town.
El Arenal has a long, attractive promenade with many excellent bars and restaurants to suit every taste, serving most European cuisines. The popular sandy beach is in a sheltered bay and there are many shops and boutiques selling a wide range of quality goods, beachwear and accessories.

The spacious lounge / dining room has patio doors opening onto the balcony, which overlooks the pool, plus a fully equipped kitchen with a separate utility area.

The main bedroom with patio doors opening onto the balcony, has twin beds, large built in wardrobes and an en-suite bathroom. The second bedroom also has twin beds, large built in wardrobes and a separate shower room.

The apartment is furnished to a high standard with air conditioning / central heating in the lounge / dining room and ceiling fans in the bedrooms, plus all the essentials for you to enjoy a relaxing and sun filled holiday in Javea.

To ensure the security of your valuables we have a small safe within the apartment which I fixed securely to the wall, so it cannot be removed. The safe is approximately 12" wide by 8" high and 4" inches deep, so is large enough for money, traveller’s cheques, jewellery, mobile phones and small hand held computers or PDAs.

Outdoors:
The apartment is on a secure gated modern complex with a swimming pool suitable for older children and adults, with another pool for smaller children. The pools are set in tropical gardens with palm trees, seating areas and plenty of shade.

Parking is not a problem as there is a basement parking space to keep your car cool in summer, with a lift for easy access up to the apartment.

We have a representative who has managed the apartment for four years and is willing to continue in this role.
